Developing sites. Planning energy supply from the outset.

Data centre development in Germany.

Data centre development in Germany requires clear decisions on land, energy and capital. Nexosym combines site assessment, energy planning and development expertise for investors and family offices. Working with landowners, operators and energy partners, we clarify requirements and next steps.

EXPERIENCE ACROSS THE ENERGY VALUE CHAIN

Experienced people. Thinking ahead together.

Grid infrastructure, battery energy storage, renewable generation and business development: we bring together the perspectives that determine the viability of digital infrastructure.

Data centre development in Germany combines grid infrastructure, battery energy storage, renewable generation and business development. Our team brings together the perspectives that matter for digital infrastructure. For data centre sites in Germany, we jointly define the assessments, responsibilities and evidence required.

Working with capital partners

our strengths

Develop sites. Plan energy supply from the outset.

Nexosym develops data centre sites from the perspective of their energy supply. We combine direct landowner contacts and a partner network with personal experience in wind and photovoltaic projects, substations and battery storage. For institutional investors, strategic capital partners and family offices, we assess sites and develop suitable energy and infrastructure concepts.

Direct landowner contacts and a partner network

We have access to landowners and partners who can help us identify suitable development sites and initiate projects. Specific land rights or exclusivity agreements are disclosed on a project-by-project basis.

Personal experience from energy generation to grid infrastructure

Our team combines practical experience in wind power, photovoltaics, industrial energy supply and battery storage with substation sales, grid sales and technical project development. This enables us to consider the site and its energy supply together from the outset.

Suitable entry points for capital partners

Investors can commission a site assessment, develop projects with us to an agreed level of construction readiness, or join a project that has reached a suitably advanced stage. The scope of services and collaboration depend on the status of the individual project.

OUR CONTRIBUTION

What we do for you

Our data centre project development brings together sites, planning and energy. We agree a clear scope of work for data centre development in Germany. Services and responsibilities are defined for each assignment.

Illustrative site development: land, access road and energy infrastructure.

Assess the site

Assess land rights, permitted use and technical requirements for data centre development in Germany. Outcome: an assessment profile identifying outstanding issues.

Clarify the grid connection

Reconcile connection requirements and grid operator feedback for data centre development in Germany. Outcome: a basis for assessing the connection, schedule and costs.

Connect project partners

Coordinate the contributions of landowners, operators and capital providers to data centre development in Germany. Outcome: an assessment mandate with defined decision points.

In data centre development in Germany, grid connection commitments and permits remain decisions for the relevant authorities and organisations. Data centre operation is envisaged for specialist operators; any additional Nexosym responsibilities are agreed for each project.

Powered Land model with a green-roofed data centre, greenhouse and aquaponics for heat reuse, battery storage, solar PV, a substation and a spatially separate wind farm

Powered Land is the overarching development approach. The data centre, grid, generation, storage, electricity procurement and heat users are considered together. The model illustrates possible connections, rather than an already secured set of assets.

Connect recovered heat with suitable users.

Greenhouses or aquaponics facilities can use heat where temperature, distance and demand are suitable. Heat exchangers and, where necessary, heat pumps connect the circuits. Data centre cooling must continue to work even when no heat is taken off.

Let’s discuss this

ACTION → POTENTIAL BENEFIT

Where can economic value be created?

The economics of data centre development in Germany become clearer when the site, energy supply and operator requirements are assessed together at an early stage. These five areas support cost and capital decisions; potential savings depend on the project and the alternatives being compared.

01

Assess the site and energy together at an early stage

Identify connection, infrastructure and adaptation costs earlier. Low land costs alone do not demonstrate an economically viable solution.

02

Define development stages clearly

Understand the capital required at each stage and the next approvals; link further expenditure to assessment findings.

03

Incorporate operator requirements early

Align capacity, expansion and cooling requirements in good time to reduce avoidable planning changes later on.

04

Assess supply options together

Compare procurement, generation and storage in terms of capital and operating costs. Cost reductions must be demonstrated in the overall model.

05

Organise evidence and responsibilities

Make data gaps, conditions and responsible parties visible, making project review and handover easier.

DEVELOPMENT WITH A CLEAR PATH

Three stages of data centre development.

This overview explains how we work. “Our approach” describes the individual assessments; capital allocation and decision rights are addressed separately for investors.

For investors & partners

Assess site potential

Review land access, permitted use and initial technical exclusion criteria.

Coordinate development

Align planning, permits and energy infrastructure with operator requirements.

Prepare for handover

Review the required evidence and remaining conditions against the agreed construction-readiness criteria.

These stages describe the development approach, not achieved project milestones.
